SINGLE FAMILY HOMES

$295 Base Inspector Price - Base price is for a house built after 1950 with less than 2000 sq. ft. finished living space. The finished living space can be obtained from the Allegheny County Real Estate Web Site. Enter the address, search, and then click on the Building Information tab.

$40 Add to Base Price if house was built prior to 1950

$40 Add to Base Price if the house is 2001 - 2500 sq.ft finished living space

$80 Add to Base Price if the house is 2501-3000 sq.ft. finished living space

$120 Add to Base Price if the house is 3001-3500 sq.ft. finished living space.

For properties over 3500 sq feet, please call our office to schedule. Please note, these inspections will take most of the day and we will begin at 9:00 am.

$160 Add to Base Price if the house is 3501-4000 sq.ft. finished living space.

MULTI-FAMILY HOMES (DUPLEX AND APARTMENTS)

$75 Add to Base Price for each additional unit. (ie. add $75 for a two family house, add $150 for a three family house)

WOOD-DESTROYING INSECT INSPECTION

$55 Add to Base Price

We use the National Pest Management Association Wood Destroying Insect Inspection Report (Form NPMA-33). This report is typically required by mortgage lenders. As stated on the report "This report is not a guarantee or warranty as to the absence of wood destroying insects nor is it a structural integrity report." Upon reciept, please read each page of the report in its entirety before signing.

RADON TEST

$125 Add to Base Price if Radon Test added to Home Inspection

*This price is based on the radon test being set by the inspector during the home inspection and picked up 2-4 days later. If the radon tests needs to be set at a time other than during the home inspection a $25 fee will be added to the cost of the test.*

$150 for Radon Test without Home Inspection

Radon Test using E-Perm System - Testing will be performed by VBInspect.com Inc., testing firm #2808. For more information about Radon and Radon testing, please visit the PADEP Radon website or the EPA's Radon Page. Please be advised that the radon test will require closed house conditions for 12 hours prior to placement of the test. Closed house conditions will also be required during the test (2-5 days).
